Project Summary

Northeast Contracting Company (NECC) partnered with Cardinal ManagementGroup and the Council of Co-Owners to deliver a full roof replacement at TheRepresentative Condominium, a prominent residential tower in Arlington, Virginia. Workingunder the guidance of Engineering and Technical Consultants, Inc. (ETC), NECC executed acarefully phased project to restore long-term roofing performance while minimizingdisruption to the active community.

The scope included removing existing stone ballast, insulation, and membranelayers across scheduled roof sections, followed by installation of a new watertight roofingassembly designed for durability and enhanced drainage. NECC performed power washing,reset or reused existing stone ballast and pavers where appropriate, and replaced keycomponents including roof drains, insulation, filter fabric, and stair access systems. Themain roof and entrance canopy received a complete tear-off and rebuild with new XPSinsulation and upgraded stone ballast to improve system performance and aesthetics.

Throughout construction, NECC implemented ongoing quality inspections andmaintained close communication with ownership and engineering partners to ensuretechnical precision and safe execution. The project was completed on schedule, deliveringa modern, resilient roof system that improves protection, efficiency, and long-term valuefor The Representative’s residents.
